Herein above the both parties have agreed between them to sale and purchase the below mentioned property today on XX day of XXXXX 2016 is as under:-

  • Flat No.XXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXX, constructed on land bearing Plot No.XXXXXXXX, Survey no.XXXXX.
  • The above mentioned flat and its area is approx. XX and its boundaries are as under:-

    To the East: - XXXXXXXXX
    To the West: - XXXXXXXXX
    To the North: - XXXXXXXXX
    To the South: - XXXXXXXXXX

  • This is the boundaries of the above mentioned flat on XXXX floor having XX bedroom, hall, kitchen with XX w/c bath & XX balcony.
  • That, the Vendor has agreed to sale the above mentioned flat at the approximately value of Rs. 00,00,000/- (Rupees XXXXX Only) as the consideration amount.
  • That, today the purchase had already paid to Vendor the part of consideration amount of Rs. 00,000/- (Rupees XXXXX Only) in cash payment (Consideration).
  • That, it is agreed by Vendee that for the remaining the time limit is given of 45 days to pay the remaining balance amount from Rs. 00,00,000/- (Rupees XXXXX Only) after the Vender paid all dues like property tax, N.A. tax, light bill, property report card, society maintenance charges if any. The Vendee is applying for loan for the balance amount, after the sanctioned of the loan the remaining amount of Rs. 00,00,000/- (Rupees XXXXX Only) will be paid in favor of the Vendor. There is no dispute of the agreement to sell amount of Rs. 00,00,000/- (Rupees XXXXXXXXXXX Only) by both the parties.
  • After the remaining amount of Rs.00,00,000/- (Rupees XXXXX Only) is paid by the Vendee to the Vendor will executed the Sale Deed in favor of Vendee without any objection and at the time of Sale Deed after receiving the remaining amount he will hand over the vacant & peaceful possession of the said flat. All the expenses like stamp duty & registration charges incurred by Vendee. Hence this agreement to sale.
  • That the Vendor assures the Vendee that the aforesaid flat is free from all sorts of encumbrances such as prior sale, gift, mortgage, litigation and dispute, previous contract, power of attorney, will etc., and if this fact is found otherwise, then the Vendor will be liable and responsible to indemnify the losses thus suffered by the Vendee. And given token amount should be return to Vendee.
